BOOKING TERMS AND CONDITIONS  FOR KINGFISHER & SWALLOWS LODGES AT RUMBURGH FARM.

1 The Contract
The contract for a holiday will be between Rumburgh Farm (referred to as `RF, the owner or We`) and the person making the booking (referred to as `the guest or Your or You`)

2 The Payment

The booking will be made for you on receipt of the deposit (£75.00 per week) or full payment.  The deposit is non-refundable.  If you have not paid the full amount on booking, then the balance must be paid 6 weeks before the start of the holiday.  Failure to ensure the payment reaches RF in time may result in the cancellation of the holiday. For bookings made 6 weeks or less in advance then the full amount is payable on booking.
Short breaks are payable in full at time of booking.
If you notify RF of a cancellation, in writing, between the date of your deposit being paid and the final payment being due, then the deposit will be retained unless the lodge can be re-let.
The price of your holiday includes £20 of metered electricity per week.

3 Cancellation

If your booking at RF has to be cancelled because either there is a National Lockdown or your area and/or Rumburgh Farm go into a regional lockdown for the period of your holiday, we will refund your booking in full.
If you have to cancel your holiday due to illness (including COVID), self-isolating, quarantine or shielding – these all remain at your risk.   In these circumstances, you are not entitled to a refund unless we can re-let the property.
You are strongly recommended to take out UK Travel Insurance to cover these eventualities.
If you choose not to take out appropriate travel insurance, then you are accepting responsibility for any loss you incur due to your cancellation.
If any guest develops Covid 19 or is suspected of having Covid 19 during their stay at RF then the guest must inform the owners and return home straight away.

4 Care of the Property

Guests are responsible for leaving the lodge in a reasonable clean and tidy condition.
Guests are responsible for any breakage or damage to the property or its contents and they must inform the owner.  A charge may be made.
The owners reserve the right to seek compensation for any damage discovered after the guests have left.
Both lodge interiors are strictly `No Smoking`
No guests` pets are allowed at Rumburgh Farm.

5 Right of Entry

The right of access to the lodges is retained by the owners for the purpose of inspection or to carry out any necessary repair or maintenance.

6 WiFi

The RF WiFi is provided for guests` reasonable use and must not be used for downloading inappropriate material.

7 Arrival and Departure – amended times during Covid

Guests can access the lodge from 3pm on the arrival day and departure is by 10.00am at the latest on the day of departure.
